High-End Property Extensions by New Home Builders in Eastbourne
What Are Greenfield and Brownfield Sites?

You may have heard these phrases before in the news or through your local authority but not paid them much attention. The terms greenfield and brownfield are becoming more prevalent because of the growing demand for extra housing throughout the country. Whether affordable or one-off luxury homes, a lot of these areas are being rezoned for the construction of new properties.

Based in Eastbourne, Avant-Garde Construction Group is leading the way in new home building services for clients in the surrounding areas. Our professional new home builders’ property development, property extension and property renovation services are also highly regarded as innovative and climate-conscious.

For our large number of clients, the following outlines the differences between greenfield and brownfield sites:

These sites have not been built on before. Mostly agricultural land, a greenfield zone can be situated in an urban area as well. Property development costs are reduced in these zones as the land hasn’t been utilized previously, which offers our new home builders the opportunity to operate from a blank canvas.

The issue with developing greenfield sites for the housing market is the reduction in areas of natural beauty. There is also the concern regarding how much additional infrastructure is required to provide commuters with the relevant services they require, should they move from urban areas to reallocated land in Eastbourne or beyond.

A better option for the environmentally conscious, brownfield sites would have been built on before but are now abandoned or derelict. Usually housing disused commercial or industrial premises, the cost of clearing the area prior to new build construction tends to be the reason why developers may avoid purchasing such sites.

There is also the issue regarding access. Abandoned sites may be still located within heavily industrial areas and potential home buyers may not be enthused about this.

Brownfield sites are highlighted by the UK Sustainable Development Strategy, which we explain in our Lewes page. Using such areas for redevelopment not only cleans up abandoned land in Eastbourne and the surrounding localities, it paves the way for community development and better living conditions for many.
