1. Convert existing floor space

Converting existing floor space like a disused garage is a relatively cheap and cost-effective option in comparison to others and whilst there is quite a bit of work to do to get the space up to building regulation standards, you would be looking at costs of between £400 – £600 per sq meter, (excluding finishing touches). Turnaround of the work is quick too as there is usually very little structural work that is required. Planning permission is not usually required if the work is internal and does not involve enlarging the building.

2. Convert existing loft space

Like the 1st option, converting a loft space is also a cost-effective way of increasing space in your home especially with prices ranging from only £600 – £1000 per sq meter (excluding finishing touches). Timeframes for the work vary depending on the kind of conversion you chose and there may also be some structural work required. Planning permission is not normally required unless you extend or alter the roof space/structure and it exceeds specified limits and conditions. Check the planning portal for further information.

3. Build an extension

Building an extension is like building a mini house as the processes are very similar, however from a building regulations point of view, they are simpler.

From a costing point of view, a shell only construction can come in at anywhere between £1,800 to £2,200 per sq meter. This type of space is much more complex to complete than the first 2 as there are many additional factors to consider like, access, energy efficiency, drainage, plumbing, and electrics to name a few.

If specific limitations and conditions are met under what is known as ‘permitted development’ rights, then you can extend a house without the need to apply for planning permission. Check the planning portal for further information.

4. Excavate a basement

The basement is becoming more and more popular these days and is becoming a must-have space. Especially as land is becoming more expensive and with no option to build upwards, many are opting to build downwards instead. Costs for excavating a basement are similar to an extension in the £1,800 – £2,200 sq meter range. One of the key issues with a basement design is the waterproofing as you have to build a ‘waterproof tank’ – a reverse swimming pool as it’s sometimes called. This type of design requires careful design and expert installation.
