1 . Ask for recommendations – Then do your own research

Seeking out personal recommendations is a very good way of finding builders and can, therefore, be a very helpful exercise in your search.

You can ask neighbours, family, friends or anyone you know that has used a builder before. Some of the main questions to ask include the quality of the builders’ workmanship, reliability, costs and how long it took them to complete the job.

Once you have a list of perhaps 3 or 4 builders, it’s then time to do your research.

Online Research – Are they a reputable company?Websites such as nabc.org.uk, Which?TrustedTraders and Checkatrade are great online sources for anyone looking for reliable, vetted builders and they are also platforms for previous clients to submit reviews for others to read.

A word of warning though: even though a builder may appear to have a good reputation online, seeing is believing, so it is important to find out more about their workmanship from those who have used them directly.

Would the builder be happy for you to visit previous jobs of theirs? Are they willing for you to speak with previous clients directly?

All these checks and balances will add value in your search to finding the right builder for your job.

2. Do they employ their own staff or subcontractors?

A lot of building companies chose not to employ tradesmen and instead contract out, known as sub-contracting, some if not all of the work.

It is much simpler for the building company to manage this way, but it comes at a price for the client.

Sub-contracting will increase the costs for you as the building company needs to pay the subcontractor (who aren’t cheap) and then add their profit margin as well. Then there is an issue with loyalty and a lack thereof to the builder that hired them, which unfortunately can overspill into a lack of respect for the job they are working on which can lead to shoddy workmanship.   

3. Is the Building company transparent and insured?

Many building companies, large ones included, provide clients with a very undetailed and broad schedule of works alongside the quote for the job. This can be unhelpful in many ways as it doesn’t give the client the opportunity to inspect the quote alongside the work that has been agreed to be completed. This practice can, unfortunately, open both parties to misunderstandings further down the line when it may be too late to rectify.

It is always important to check that the builder is fully insured for the job.

You don’t want to be left out in the cold should things go wrong.

It is also wise to check your own insurance policies too. You are required anyhow to notify your insurance company of any proposed work.
